Hongkong Land on the Ball with Energy Efficient Air Conditioning

Hongkong Land, a member of the Jardine Group of Companies undertook a pilot energy efficiency programme in 2001-2 that improved its air conditioning plant efficiency by 10% and paid for itself in 13 months. The company now plans to install 13 additional units across its’ property portfolio as retrofits to existing systems, and project approximately HK$3.6 million in annual savings!

Program Details
The pilot programme focused on the trial installation of an Automatic Condenser Tube Cleaning System called the Balltec System in one of Hongkong Land’s water-cooled, air conditioning system.

Program Costs and Benefits
The trial installation in the Prince’s Building in Central, Hong Kong, cost HK$300,000, and realized savings of HK$ 280,000 annually giving a payback period of 13 months.

The benefits do not stop there. Other benefits of the program include:

  • Improved machine efficiency
  • Reduced system shutdown for condenser cleaning
  • The new system is self maintaining


Hongkong Land now plan to install 13 additional units in their Central property portfolio at a total cost of HK$3.8 million.
